Here’s what the latest Southern Georgian Bay condominium market data means for you.

If you’re thinking about buying or selling a condominium in Southern Georgian Bay, understanding today’s market conditions is more important than ever. The condominium market has changed dramatically from the fast-paced buying frenzy experienced during 2020 and into 2022. Today’s Buyers have more choices, sellers face increased competition, and strategic pricing has become essential.

Whether you’re purchasing a condominium as your primary residence, a recreational property, or an investment, the first half of 2026 provides valuable insight into where the market stands and where it may be headed.

Southern Georgian Bay Condominium Sales Remain Stable Despite Market Shift

Through the first six months of 2026, 171 MLS® condominium units were sold across the Southern Georgian Bay area, just 7 fewer sales (3%) than during the same period in 2025.

In comparison, as reported by TD Economics, resale condominium transactions in the Greater Toronto area are subdued, running roughly 40% below typical 10-year averages, though individual months like June saw mild year-over-year bumps in overall transactions as some buyers returned. Clearly the Southern Georgian Bay condominium market is performing much better.

While year-over-year activity has remained relatively steady, with weaker sales in May and June, the market is considerably different than it was at its peak in 2022. Condominium sales are currently:

  • 41% lower than the first half of 2022
  • 33% lower than 2023
  • 8% lower than 2024

This trend reflects a broader correction occurring not only in Southern Georgian Bay but also across many Ontario markets, particularly the Greater Toronto Area condominium sector as mentioned above.

Note: This report includes MLS® condominium sales in Clearview Township, Collingwood, Grey Highlands, Meaford, The Blue Mountains, and Wasaga Beach. It does not include newly constructed condominium sales completed directly through developers.

Condo Dollar Volume Reflects a More Balanced Market

MLS® condominium sales totaled $100.9 million during the first half of 2026, compared to $104.4 million during the same period in 2025, representing a modest decline of 8%.

To put today’s market into perspective, condominium sales reached nearly $212 million during the first half of 2022. Today’s dollar volume reflects a market that has normalized after the extraordinary pandemic-driven demand experienced several years ago.

Condominium Prices Showing Signs of Stability

One of the more encouraging indicators is pricing.

The median MLS® condominium sale price through the second quarter of 2026 reached $493,900, an increase of approximately $9,300 over the same period last year.  This does not suggest specifically that prices are rising.

Although median prices remain well below the market peak of $640,480 reached in 2022, they have shown encouraging stability throughout 2026.

It’s important to remember that median sale prices can fluctuate from month to month depending on the mix of condominium types and price ranges that sell during any given period. As noted in the chart below, in 2026 condo sales in the various price segments has varied +/- which in turn affects the MLS® median sale price.

Sellers Must Price for Today’s Market

The market has become considerably more competitive driven largely by ample inventory of units listed for sale on the MLS® System.

The median list-to-sale price ratio for condominiums sold is 95.7% of its asking price during the first half of 2026.

Compare that to 2022 when Buyers routinely competed against multiple offers and condominiums sold for an median list-to-sale price ratio of 102.2% of list price.

Today’s Buyers are taking more time, comparing more properties, negotiating more aggressively, and expecting realistic pricing.  If a unit is not correctly priced, Sellers may well struggle to get Buyer showings much less a sale and this applies to single family homes as well.

For condo Sellers, proper pricing is no longer optional, it’s one of the most important factors determining whether a property sells.

Inventory Continues to Favor Buyers

Perhaps the biggest story in today’s condominium market is inventory.

There are currently 312 MLS® condominium listings available throughout Southern Georgian Bay, an increase of 20% since the first quarter of 2026.

At the current pace of sales, that represents more than 11 months of available inventory, firmly establishing today’s condominium market as a Buyer’s Market.

For Buyers, this creates excellent opportunities:

  • More properties to choose from.
  • More time to evaluate options.
  • Greater negotiating leverage.
  • Less pressure to make rushed decisions.

For Sellers, however, increased competition means your condominium must stand out through proper pricing, strong marketing, and professional presentation.

Condominiums Are Taking Longer to Sell

Market conditions have also affected how long it takes to complete a sale.

The median Days on Market (DOM) has increased to 48 days, compared with 46 days last year.

By comparison, during the height of the market in 2022, the median selling time was only 11 days.

This longer selling period is completely consistent with a healthier, more balanced real estate market where Buyers have more options and take additional time before making purchasing decisions.

Where Are Most Condominium Sales Occurring?

Condominium activity continues to be heavily concentrated in two communities, Collingwood and the Blue Mountains.

Through the first half of 2026:

  • The Blue Mountains and Collingwood accounted for 93% of all MLS® condominium sales
  • Wasaga Beach represented approximately 4% of sales
  • The remaining activity occurred throughout Clearview Township, Meaford, and Grey Highlands.

These communities continue to attract Buyers seeking year-round living, recreational properties, retirement homes, and investment opportunities close to Georgian Bay.

The chart below reflects June YTD condominium sales in these six local municipalities over the past 5 years from 2022 through 2026. Overall MLS® condo sales have clearly been on a downward trend resulting in a more balanced market fo Buyers and Sellers.

Important Considerations for Condominium Buyers and Investors

Today’s condominium Buyers should carefully evaluate more than just purchase price.

Mortgage interest rates remain higher than several years ago, making affordability an important consideration.

Investors should also be aware that recent Canada Revenue Agency interpretations may result in HST applying to certain condominium sales where units have been used primarily as rental properties.

In addition, many Ontario municipalities have either implemented or continue to consider restrictions on short-term rentals (less than 30 consecutive days). These regulations may significantly affect buyers intending to generate rental income to offset ownership costs.

Because every situation is unique, both Buyers and Sellers should obtain qualified legal and accounting advice before making decisions involving investment or rental condominiums.

What Can Buyers and Sellers Expect for the Remainder of 2026?

While no one can predict the future with certainty, several trends are becoming clear

Mortgage rates have eased modestly, which could encourage additional Buyer activity during the second half of the year.

However, with inventory remaining high, Buyers will likely continue to enjoy strong negotiating power.

Sellers should expect continued competition and recognize that accurate pricing, effective marketing, and experienced representation will remain essential to achieving successful results.

Overall, the Southern Georgian Bay condominium market appears to be transitioning toward a healthier and more balanced environment after several years of extraordinary activity.
