“How do I know when it’s the right time to buy?”

Over the past several years, the real estate market in many areas including in municipalities like Collingwood, Clearview, Wasaga Beach, Meaford, The Blue Mountains and the surrounding area has gone through a major change. The intense bidding wars are for the most part over, and the rapid appreciation in prices we saw in 2020 and 2021 have more than just cooled, in many cases they have trended down as shown in the chart below.

Today’s market overall is a very different environment with some segments performing quite differently from others both up and down, and that is critical information you need to know in order to make informed decisions.

For many Buyers, that shift is actually creating new opportunities. Understanding the current market conditions can help you decide whether now might be the right time to purchase a home versus waiting.

Like many areas across Canada, the Southern Georgian Bay market has changed from where we were. During the pandemic years, the real estate market across Ontario experienced an unprecedented surge in demand. Southern Georgian Bay was no exception. Buyers competed for a limited inventory, often submitting offers well above the asking price in order to compete in multiple offer scenarios with other Buyers for the same property.  In addition, the COVID 19 pandemic brought about the need and opportunity to work from home prompting many to leave the city to small towms. Today, the market looks very different, across the region conditions have changed as follows:

  • Home sales have slowed
  • The number of homes for sale has increased significantly
  • Buyers now have more choices and more time to make decisions combined with better negotiating leverage
  • Some consumers have been called back to the office, living far outside the GTA may not be an option or involves an unpleasant, lengthy commute 

This shift means the market has moved beyond what real estate professionals call a balanced market, rather it can be more of a Buyer’s market based in certain circumstances inlcuding lifestyle. In some cases neither Buyers nor Sellers may have a strong advantage that’s where knowing about a specific market segment ie: location, property type and price range and more needs to be looked at carefully.

For Buyers, knowing the specific facts about a certain area and even a property itself often creates a much healthier environment in which to make an informed decision and then negotiate accordingly.

4 Signs It May Be a Good Time to Buy

There is no perfect moment to buy real estate so don’t be fooled into thinking there is. In reality there is no crytsal ball as several indicators can signal favourable conditions for Buyers.

  1. Inventory Is Higher Than During the Pandemic

One of the biggest changes in the Southern Georgian Bay real estate market is the increase in available MLS® listings. During 2020 and 2021, inventory was extremely limited. Buyers sometimes had only a handful of homes to choose from at best.

Today, more properties are coming to market through the MLS® System, giving Buyers some distinct benefits:

  • Greater selection of homes
  • More time to compare properties
  • Less pressure to make rushed decisions

When MLS® inventory increases, Sellers often become more open to negotiation, especially if their property has been on the market for a lengthy period with limited interest and worse, no offers.

  1. Price Growth Has Stabilized

After rapid price growth between 2020 and 2022, home prices across the region have stabilized and in many cased have come down. This doesn’t necessarily mean prices have dropped dramatically; there are generally no fire sales, rather the extreme upward pressure of prior years has eased.

For Buyers, a stabilizing market often provides:

  • More predictable pricing
  • Fewer bidding wars
  • A better opportunity to negotiate

Stability can be one of the healthiest signs in any real estate market.

  1. Buyers Have More Negotiating Power

During the peak market years, Sellers had nearly all the leverage.  Based on strong demand with limited inventory, there appeared to be no such thing as “asking too much.”

Today, the balance has shifted. Buyers in many Southern Georgian Bay communities and elsewhere are once again able to include conditions such as:

  • Mortgage Financing approval
  • Home inspections
  • Longer closing dates
  • The ability to ask for more chattels and other items to be included in the purchase price

This flexibility reduces risk and allows Buyers to make better long-term decisions.

  1. Homes Are Taking Longer to Sell

Another major difference compared to the pandemic market is the amount of time properties remain listed.

When homes sell instantly, Buyers often feel pressure to act quickly.  In today’s market, longer selling times mean Buyers can:

  • Research neighbourhoods
  • Review comparable sales
  • Evaluate multiple properties before making an offer

This slower pace can help Buyers avoid costly mistakes and or the dreaded Buyer’s remorse.

Why Timing the Market Is Difficult

Many Buyers try to wait for the “perfect” moment to purchase a home, and that day is sure to never come.

The reality is that real estate markets are influenced by many factors, including:

  • Interest rates
  • Economic conditions
  • Housing supply
  • Population growth
  • Global issues such as the current situation in the Middle East

Because these factors constantly change, predicting the absolute best moment to buy is extremely difficult if not impossible.

Instead, experienced Buyers focus on a different question:

“Am I personally ready to buy?”

You may be ready to buy real estate in Southern Georgian Bay if: your finances are stable, you have a down payment saved and feel comfortable with mortgage payments or you plan to stay in the home long term.

Real estate typically performs best when owned for several years, allowing time for market cycles to go through the ups and downs.  In the boom years of 2020 and 2021 many consumers believed we were riding the crest of a wave that would never stop.  Sooner or later every waves washes up on shore and the results can be costly.

The property meets your lifestyle goals

Whether you’re buying a full-time residence, condominium, a ski chalet, or waterfront cottage, the property should support how you want to live.

You’re buying for the right reasons

The best purchases are usually made based on lifestyle needs, not short-term speculation.

Why Many Buyers Are Watching the Market in 2026

With increased inventory and more balanced conditions, many Buyers see the current Southern Georgian Bay market and others as a window of opportunity and it can be for Buyers and Sellers both.

Instead of competing in bidding wars, Buyers today often have the chance to:

  • Negotiate price
  • Perform proper inspections
  • Take time to evaluate multiple homes

For many people, that makes the buying process far less stressful.

Final Thoughts: The Right Time Is Personal

The right time to buy real estate isn’t determined by headlines news, market predictions or what your friend or relative who claims they know everything about real estate might tell you.

It happens when market conditions and your personal circumstances align and as shown in this photo many factos can attribute to the issue of timing.

For Buyers considering homes in Collingwood, Wasaga Beach, Meaford, Clearview, or The Blue Mountains, today’s more balanced market may provide opportunities that simply didn’t exist a few years ago.

The key is understanding the market, working with a knowledgeable local professional, and making a decision that fits your long-term goals.  Personally I have owned 8 or 9 houses and each one was bought and sold for various reasons such as job relocations, a growing family, an unforeseen divorse and more.  These reason alone illustrate there is no “perfect time.”
