🏡 Southern Georgian Bay Real Estate Market: Opportunities for Buyers and Sellers in 2026 | Rick Crouch
by Rick Crouch | 2026 Real Estate Market Update & Trends, Real Estate Buying, Real Estate Market Report, Real Estate Selling
Understanding today’s market, making informed decisions, and developing the right strategy can make all the difference.
If you have been following the Southern Georgian Bay real estate market, you may have noticed that conditions have changed considerably over the past few years. Properties are generally taking longer to sell, Buyers have more homes to choose from, and pricing has become an increasingly important part of a successful real estate transaction.
But a changing market does not mean there are no opportunities. In fact, for both Buyers and Sellers, today’s market can offer some real advantages, provided you understand the conditions and approach your next move with a well-informed strategy.
My September 2026 market report confirms that overall residential real estate activity across Clearview Township, Collingwood, Grey Highlands, the Municipality of Meaford, The Blue Mountains and Wasaga Beach remains below the levels experienced in recent years. At the same time, certain price segments are showing encouraging signs of activity.
Let’s look at what the numbers are telling us and, more importantly, what they mean if you are considering buying or selling a property.
Understanding the Current Southern Georgian Bay Real Estate Market
Through September 2026, the market continues to adjust following the exceptional sales activity of 2020 through 2022. During those years, historically low mortgage rates, changing lifestyle priorities and limited inventory contributed to rapid sales, multiple offers and, in many cases, properties selling above their respective asking prices.
Those conditions were unusual, and today’s market is operating differently.
Here are some of the key findings from the latest MLS® residential statistics:
- Sales volume: September residential sales totalled $139.4 million, down 17% from September 2025. Year-to-date dollar volume reached $1.167 billion, 7% below the same period last year and 32% below 2024.

- Available inventory: There were 1,410 active MLS® listings at the end of September, compared with 1,422 a year earlier. Buyers continue to have a meaningful selection of properties.
Active and Expired MLS® Listings
- Time to sell: The year-to-date median days on market has increased to 43 days, compared with just 17 days in September 2022.
Taken together, these numbers tell us that the market is still adjusting. Sales activity is fluctuating from month to month, and the recovery has not yet become consistent across the region.
- Median sale price: The year-to-date median residential sale price was $675,800, down from $720,000 in 2025.

Similar to median sale prices, the median list-ot-sale price rations havbe also been trending downward having exceeded 100% during the pandemic era back to within a historic range of 95% to 97%.

However, the overall figures do not tell the whole story. Different communities, property types and price ranges are experiencing different market conditions. Understanding those differences is an important first step toward making a sound real estate decision.
What Does This Mean If You Are Selling a Property?
One of the most important changes is that pricing, presentation and strategy now play a much greater role in achieving a successful sale.
In the exceptionally active market of 2020 and 2021, some Sellers could achieve a quick sale with limited preparation and an asking price that attracted competing offers. Today, Buyers generally have more time to consider their options, compare properties and negotiate.
That is not necessarily a disadvantage for a Seller. It simply means that a successful sale requires a more thoughtful approach.
- Start with an informed assessment of market value
Your property has its own characteristics, location, condition and appeal. Its value should be assessed in the context of what comparable properties have actually sold for, what competing homes are currently listed for and how Buyers are responding to those alternatives.
An asking price based on what a neighbour received several years ago, what you hope to achieve or what you need to finance your next purchase may not reflect today’s market and as such can be of little relevance to prospective Buyers.
A thorough, property-specific assessment provides a more reliable starting point.
- Price strategically from the beginning
Buyers are increasingly comparing properties before deciding which ones deserve a viewing or an offer. If a home is priced above the market’s expectations, potential Buyers may overlook it in favour of a similar property offering better perceived value.
The result can be extended time on the market, subsequent price reductions and, ultimately, a lower sale price than might have been achieved with a well-considered initial asking price.
Price reductions are now a regular feature of the MLS® market. They are not necessarily a sign that something is wrong with a property; they often reflect a Seller adjusting to changing Buyer expectations.
The objective is to establish a price that attracts serious interest while positioning you to negotiate effectively.
- Understand your competition
Your property does not compete with every home in Southern Georgian Bay. It competes with the properties that Buyers are likely to consider as alternatives.
That may mean looking closely at other homes in your neighbourhood, similar waterfront or recreational properties, competing condominiums or homes within the same price range.
Knowing what Buyers can purchase for comparable money helps determine how your property should be positioned in the market.
- Be prepared for a longer selling process
The current median time on market of 43 days is a useful reminder that selling may take longer than it did during the peak years. Some properties sell much sooner, while others take considerably longer.
Allowing sufficient time to prepare, market and negotiate a sale can help reduce the pressure to accept an unsuitable offer or make rushed decisions.
My advice to Sellers: Before listing, establish a realistic understanding of your property’s market value, the competition and your own financial and timing objectives. A well-planned sale begins long before the sign goes on the lawn.
What Does This Mean If You Are Buying a Property?
For Buyers, today’s market presents a different set of possibilities.
More choice, a longer selling process and greater willingness to negotiate can create opportunities that were much harder to find in 2020 and 2021.
The key is to recognize those opportunities and approach them with preparation and confidence.
- Take advantage of greater choice
With more than 1,400 properties listed on the MLS® system at the end of September, Buyers have options across many communities and property types.
You can compare locations, layouts, property conditions and asking prices more carefully. You may also have more time to consider whether a home genuinely meets your needs rather than feeling pressured to make an immediate decision.
Remember, though, that desirable properties priced appropriately can still attract interest and sell quickly.
- Look beyond the asking price
A property’s asking price is the Seller’s starting point for negotiation, not necessarily its current market value.
Review comparable sales, the property’s listing history, any price adjustments and the time it has been on the market. These details can help you understand the Seller’s position and develop an offer supported by market evidence.
A property that has been listed for some time may offer room for negotiation, but its history should be considered alongside its location, condition, uniqueness and competition.
- Make your offer strategically
Successful negotiation involves more than simply offering less than the asking price.
The offer price, deposit, financing arrangements, conditions, closing date and other terms can all influence the outcome. A well-structured offer should reflect your objectives while remaining attractive and practical for the seller.
Before making an offer, understand your financing capacity and the costs associated with the purchase. Depending on the property and your circumstances, appropriate financing, inspection or other conditions may also be important.
The goal is not just to buy at a discount. It is to purchase the right property, at a price and on terms that make sense for you.
- Focus on your long-term plans
Real estate decisions are often driven by lifestyle as much as finances. You may be looking for more space, a waterfront property, a condominium that better suits your needs, a recreational retreat or a home closer to family and amenities.
If you plan to own a property for several years, consider how well it will serve your needs over that period rather than making your decision solely on short-term market movements.
No one can predict exactly when prices or sales activity will stabilize. What you can do is make an informed decision based on your circumstances, the property and the available evidence.
My advice to Buyers: Use the additional time and choice available in today’s market to do your research, ask questions and negotiate thoughtfully. Preparation gives you the confidence to recognize a good opportunity when it appears.
Are All Price Ranges Experiencing the Same Market?
No. This is an important distinction when interpreting regional market statistics.
Through September 2026, MLS® single-family home sales in the $300,000 to $499,999 range increased by 36% compared with the same period in 2025. Sales in the $800,000 to $2 million range, however, remained below last year’s levels.
The report also shows an increase in sales in the $2 million to $3 million segment. Although encouraging, the number of transactions in this higher price range is much smaller, so changes in individual sales can have a greater influence on the results.
MLS® Single Family Home Sales by Price Range 2025 vs 2026
Across individual municipalities, year-to-date single-family home sales were down 9% in Clearview Township, 4% in Collingwood, 6% in Grey Highlands, 11% in Meaford and 17% in The Blue Mountains. Wasaga Beach was up 7%.
MLS® Single Family Home Sales by Area 2025 vbs 2026
Condominium sales were down 10% year over year, while vacant land sales were particularly limited, partly because of a lack of available inventory.
These differences matter. A market trend affecting one property type or price range may not apply to another.
MLS® Sales by Property Type 2025 vs 2026
This is why broad statements about whether it is a good time to buy or sell can be misleading. The more useful question is: What are the current conditions for the specific property, location and price range that matter to you?
What About Property Values?
As shown in tne chart above, the year-to-date median residential sale price through September 2026 was $675,800, compared with $720,000 in 2025 and $830,800 in 2022.
The decline reflects a market that has been adjusting from the exceptional conditions of the pandemic-era boom. Changes in the mix of properties sold, including softer activity in some higher-priced segments, also influence the regional median.
It is important to understand that the median is a market-wide indicator. It does not mean every property has declined by the same percentage, nor does it establish the current value of an individual home.
A property’s value is influenced by its specific location, features, condition, competing inventory and recent comparable sales.
For homeowners who purchased in 2020 or 2021, this distinction can be especially important. Some properties now sell for less than their original purchase price, while others may have performed differently because of their location, improvements or property type.
If you are considering selling, refinancing or purchasing another property, a current assessment based on relevant market evidence is more useful than relying on general market averages.
Is This a Good Time to Buy or Sell?
For many people, the answer may be yes, but the reasons will differ.
A Seller who needs to relocate, downsize, move closer to family or change their lifestyle may find that today’s market offers a reasonable opportunity, provided the asking price and timing reflect current conditions.
A Buyer may find greater choice and more negotiating flexibility than was available a few years ago.
For those planning to sell one property and buy another, it is particularly important to look at both sides of the transaction. A lower selling price may be accompanied by a more favourable purchase price on the next property. The overall financial outcome depends on the relationship between the two transactions, financing costs, moving expenses and your individual circumstances.
Mortgage renewals and broader economic uncertainty may also influence decisions over the coming months. Many households are reviewing their financial commitments, making careful budgeting and advance planning especially worthwhile.
Meanwhile, the market continues to seek greater price stability and a sustainable relationship between available inventory and Buyer demand. A consistent recovery will depend on several factors, including consumer confidence and broader economic conditions.
Rather than trying to predict the exact month when the market will turn, I believe Buyer and Sellers are better served by understanding the conditions that exist today and making decisions aligned with their own objectives.
