❗️When Buyers Choose to Wait: Their Psychology in a Changing Real Estate Market | Rick Crouch
by Rick Crouch | Real Estate Buying, Real Estate General, Real Estate Marketing, Real Estate Selling, Real Estate Values
Real estate markets are influenced by more than interest rates, home prices, inventory levels and economic conditions. They are also influenced significantly by human behaviour. When a market slows, becomes unpredictable or enters a period of transition, understanding that behaviour can make a significant difference in whether a property sells successfully or languishes on the market frustrating the Sellert(s).
Having been in the real estate profession for over 25 years and thoughout my career, I became interested in and have spent time studying psychology. Applying what I have learned to the current real estate market, I came to the following conclusion:
Uncertainty that exists in today’s market can lead Buyers to do nothing and how the right strategy can help Sellers move forward with confidence to achieve selling success.
Here in Southern Georgian Bay, Buyers and Sellers are navigating a market that looks very different from the one we experienced during the extraordinary conditions of 2020 through early 2022. Buyers today have more properties to consider, greater negotiating opportunities and more time to make decisions. Yet, despite these advantages, many remain hesitant and sitting on the sideline. Higher mortgage lending rates are often sighted as the blame, I believe there is more to it that that.
Why? Uncertainty has a way of changing how people think, particularly when they are making one of the largest financial decisions of their lives. Mortgage rates while perhaps important are not the sole cause as to how people think.
The Psychology of Waiting
When Buyers are uncertain about where the market is heading, an underlying fear can develop: What if things get worse?
They may wonder whether prices will decline further, whether interest rates will change, lower or higher, whether the economy will weaken or whether waiting another six months might produce a better opportunity for them to act.
These are reasonable questions. The challenge arises when the possibility of a better opportunity becomes more influential than the benefits of making a decision today.
A Buyer who might otherwise recognize the value of a particular property, can begin to focus on everything that could go wrong. Rather than comparing a property’s merits with their needs, budget and long-term plans, they start comparing today’s opportunity with what they perceive to be
an uncertain future.
And because nobody can predict exactly what a real estate market will do next, there is always another reason to wait.
When the Hunker-Down Mentality Takes Hold
In uncertain times, people naturally tend to gravitate toward decisions they perceive as carrying the least risk. In real estate, this can lead to what I call a “hunker-down” mentality.
Buyers may become increasingly cautious, postpone decisions, revisit properties they have already seen in person, considered or continually search for something they may perceive is better. Some may decide that doing nothing for now is the safest option.
After all, if you don’t buy a property today, you cannot lose money on a future decline in its market value. At least, that is how the decision may appear.
But doing nothing is still a decision and it carries its own risks and consequences.
A Buyer who waits may miss a property that meets their needs, continue paying for a home that no longer suits their lifestyle, face a different selection of properties later or encounter changing borrowing costs both up and down. The home they want may also sell to someone else who recognizes its value and is prepared to act. More than once I have seen Buyers do that only tp regret it later
This doesn’t mean Buyers should rush into a purchase or disregard legitimate financial concerns. It means that waiting should be a deliberate, sound decision based on their circumstances and known facts rather than an automatic response to uncertainty.
For Sellers, however, this Buyer mentality creates an important challenge. Even when a property is well maintained, appropriately located and offers good value, Buyers may need more reassurance and evidence before they feel comfortable making a commitment.
In a cautious market, attracting attention is only the beginning. The real objective is to give qualified Buyers compelling reasons to move forward with a decision and perhaps an offer.
How Sellers Can Overcome Buyer Hesitation
Successfully selling a property in today’s market requires more than putting a sign on the lawn, publishing a listing and waiting for an offer. It requires a thoughtful strategy that recognizes how Buyers are thinking, what they are concerned about and what will help them make a confident decision.
After 25 years as a real estate Broker and Market Value Appraiser serving Southern Georgian Bay, I believe there are several important steps Sellers can take to improve their position. I too am a Seller and Buyer and have gone through thee process numerous times so what I am sharing here is not from just a REALTOR® perspective.
- Establish a Realistic, Evidence-Based Asking Price
Pricing is particularly important when Buyers are cautious and have more properties from which to choose.
An asking price that reflects yesterday’s market, a neighbour’s opinion, what a home down the street sold for thereby creating an ambitious starting point can cause Buyers to dismiss a property before they ever arrange a showing.
A credible pricing strategy begins with a careful assessment of recent comparable sales, competing listings, current inventory, homes that failed to sell, overall market activity and the characteristics that impartially distinguish your property from others.
It also requires understanding the difference between asking prices and actual selling prices. In real estate we look at what is commonly known as the “list-to-sale price ratio” as shown in the chart below. This ratio reflects the sale price Sellers got versus what they were asking.

Residential List-To-Sale Price Ratio 2022 to 2026
My experience as a Market Value Appraiser helps me approach this process objectively, using market data to establish a defensible value range (asking price) and a pricing strategy designed to attract serious Buyers.
The goal isn’t necessarily to be the least expensive property. It is to be competitively positioned and to offer Buyers a convincing relationship between price, quality, location and value, especially when compared to competing properties that are also listed for sale.
- Make Your Property the Easier Decision to Justify
When Buyers are uncertain, they often look for reasons to eliminate properties from consideration. Deferred maintenance, visible repairs, dated features/finishes or unanswered questions can quickly become reasons for them to exercise caution or doubt and to move on.
Sellers can counter this by presenting a property that feels and looks well cared for, thoughtfully prepared and easy to evaluate when compared to the competition.
Decluttering, addressing obvious maintenance issues, improving curb appeal and ensuring the home is clean and well presented all help. Professional photography, compelling property descriptions and strategic marketing can also help Buyers appreciate the property’s strengths before they visit.
Where appropriate, providing information about recent renovations, utility costs, property features and relevant maintenance history can help amnswer questions and reduce uncertainty.
The objective is to remove unnecessary obstacles between a Buyer’s initial interest and their willingness to visit the property and potentially make an offer.
- Understand Your Competition and Give Buyers a Reason to Choose You
Today’s Buyers are often comparing several properties simultaneously on websites such as www.realtor.ca and others. They may revisit listings, study price reductions and assess in their own minds which Sellers appear to or at the very least could be the most motivated.
Knowing your competition is therefore essential.
How does your property compare with similar homes currently available? What advantages does it offer? Are there features that justify a price premium? Are there compromises a Buyer might perceive, and can those be addressed through presentation, information or pricing?
A successful marketing strategy identifies the most likely Buyers, understands what matters to those Buyers and communicates the property’s benefits accordingly.
Rather than simply promoting square footage, bedrooms, batjhrooms and finishes, the marketing should help Buyers visualize how the property fits their lifestyle needs and or wants.
In Southern Georgian Bay, that might mean highlighting proximity to Georgian Bay, skiing, golf, walking/biking trails, waterfront activities, local amenities or the opportunity to enjoy a different pace of life depending on the property’s location and intended audience.
- Replace Uncertainty With Information and Professional Guidance
Buyers may hesitate because they don’t have enough information to evaluate a property confidently.
They may have questions about market value, future resale potential, property condition, comparable sales or the implications of purchasing today in a market that is continuoing to change.
Providing accurate information and responding candidly to reasonable questions can help Buyers move beyond speculation and doubt.
This is where using a local REALTOR® with professional representation becomes particularly valuable. Whether representing a Seller or Buyer, our role is not simply to promote a property, but to understand its position in the market, anticipate Buyer concerns and help prospective purchasers assess its merits.
With 25 years of local real estate experience, I draw on market knowledge, valuation expertise and an understanding of local neighbourhoods to provide context that online value estimates and general market headlines cannot fully capture. There has never been a time when this has been more important as it is today.
No one can guarantee future appreciation or predict the exact timing of a market recovery. What we can do is evaluate the available evidence, explain the options and help Buyers make informed decisions based on their own circumstances.
- Develop a Negotiation Strategy Before an Offer Arrives
In a more cautious market, Buyers may submit offers below the asking price, request additional conditions or take longer to reach a decision.
Sellers who anticipate these possibilities are better positioned to respond constructively rather than emotionally.
Before listing, it is worth thinkoing about and identifying your priorities: the minimum acceptable net proceeds, preferred closing date, flexibility around conditions and the relative importance of price versus certainty and timing.
When an offer arrives, it should be evaluated as a whole. Price matters, but so do financing conditions, inspection provisions, deposit, closing arrangements and the likelihood of successfully completing the transaction.
An experienced negotiator can help distinguish between an offer that warrants serious consideration and one that requires a different response. Most often, the best result comes from a carefully structured counteroffer rather than an immediate acceptance or a complete rejection with no sign-back.
The objective is to protect your interests while keeping a viable transaction moving forward.
- Recognize That Pricing and Strategy Must Evolve With the Market
One of the most common challenges for Sellers is becoming attached to an expected selling price rather than responding to what current market evidence is telling them.
If a property attracts little interest, generates few showings or receives repeated feedback about value, it is important to examine that information objectively.
Is the asking price out of step with competing properties? Is the marketing reaching the right audience? Does the presentation need improvement? Have market conditions changed since the property was listed?
The answer may involve a change in marketing, presentation, pricing or some combination of all three.
Waiting for the market to return to a previous level is not, by itself, a selling strategy. Nor is repeatedly reducing the price without a clear understanding of the competition.
A proactive approach means reviewing the evidence regularly and making sound well-thought adjustments before a listing becomes stale.
- Help Buyers See the Bigger Picture
Finally, it is important to recognize that Buyers are not purchasing a market report or an opinion. They are purchasing a property to meet a personal need, lifestyle goal or financial objective where specific information is pertinent in order to make a sound decision.
Some may need more space for a growing family. Others may want to downsize, relocate, be closer to family, work or enjoy a different lifestyle in the Southern Georgian Bay area versus elsewhere.
For these Buyers, the decision is about more than trying to identify the absolute bottom of the market.
The right property, purchased at a price supported by current market evidence and within a Buyer’s financial means, may make sense even when the broader market remains uncertain.
My role is to help Buyers and Sellers understand the choices available to them, weigh the relevant considerations and make decisions with greater clarity. That means neither encouraging unnecessary urgency nor allowing fear of the unknown to become the only factor guiding or perhaps delaying a decision.
A More Thoughtful Approach to Selling
There is no single formula that guarantees a successful sale in a changing real estate market. Every property, every Seller and Buyer is different.
What experience teaches us, however, is that market conditions alone do not determine the outcome. Preparation, pricing, presentation, positioning, negotiation and sound advice all influence a property’s ability to compete.
When Buyers are hesitant, Sellers need more than exposure. They need a strategy that recognizes Buyer psychology, addresses concerns and demonstrates value.
And when the market is changing, the value of an experienced real estate advisor becomes even more apparent and needed.
My approach is built on years of experience in Southern Georgian Bay, combining local market knowledge, valuation expertise and practical negotiation skills to help clients understand their options and make informed decisions.
My commitment is not simply to list your property. It is to help you understand where it stands in today’s market, develop a strategy suited to your objectives and navigate the selling process with confidence and a minimal of stress.
Because while we cannot control the market or predict what comes next, we can control how well prepared we are to respond to it.
If you are considering selling a property in Collingwood, The Blue Mountains, Thornbury, Meaford, Clearview, Wasaga Beach or the surrounding Southern Georgian Bay area, I welcome the opportunity to discuss your property, your objectives and the strategy that may best position you for a successful sale today or in the near future.
